Subject: for many centuries the yard was the social centre of residential development. However, the problems of its spatial organization often do not receive appropriate attention in modern cities. The city of Yerevan, in this sense, is also not an exception, where the new socio-economic conditions that emerged in the early 1990s led to radical changes in the residential development organization. Under this impact, a serious transformation has also been made to the yard space, which is the subject of this study. Research objectives: identification of the main stages of the yard space evolution in the residential building development of Yerevan in the 20th century and the revelation of its characteristic features. Materials and methods: the work is carried out on the basis of observations and published sources by the method of theoretical research, analysis and generalization of the material. Results: the work is composed of the following thematic subdivisions: the yard in the structure of traditional housing (in residential buildings of the 19th and early 20th centuries); development of the yard space in the new format of perimeter-quarter development (in the system of perimeter development of streets in the 1920-1950s); problems of yard organization in open compositions of building development (in the new forms of free building development by standardized elements in 1960s); attempts of yard restoration in the systematized compositions of building development (in the process of formation of large complexes of building development in 1970-1980s); loss of the yard space in contemporary conditions (in the residential building development formed since 1990s in the new socio-economic conditions). Conclusions: based on the results of the analysis, classification of the main stages of the yard space organization evolution during the last century is presented. This classification must be included in the process of the general study of development of residential architecture of Yerevan in the 20th century.

Subject: the results of the study are particularly relevant in the modern system of cyclical crisis generated by the change of Kondratieff’s long waves of economic development and technological structures. From the point of view of synergetics, these processes have the ability to trigger a new order having spontaneous transformation due to endogenous factors. Qualitatively predictable fluctuations in the socio-economic environment and management may lead to self-organization and sustainable development of the economic system. Construction and investment activity of Russia in the majority of cases was investigated by economists without a detailed understanding of system characteristics, inherent properties and laws, which are identified from the results of economic-mathematical modeling. Research objectives: 1. Timely and qualitative prediction of moments of crisis in the investment and construction activities of Russia; 2. Modeling of management activities for the purpose of transitioning to the desired path of development of economic system; 3. Creation of a model that is simple enough for practical use by economists and the use of public data sets in it; studying influence of the bifurcation diagram at a certain time and bypassing the critical points of the system that lead to undesirable outcome. Materials and methods: approximation of the statistical data sets, regression analysis, phase analysis, differential modeling. Results: The authors developed a mathematical model that allows us to use statistical data on investment and construction activities and accurately forecast the chances of recession of the system, and also identify the sensitivity of order parameters to the dynamics of control variables, bifurcation states and behavior of the object under certain management conditions. Conclusions: the paper presents an approach to modeling and forecasting the trends of development of complex cyclic and stochastic subsystem of the national economy - investment and construction activities. We developed economic-mathematical model based on differential equation of the second order, allowing us to use statistical data and predict behavior of the system depending on management actions. We identified the dynamics of the impact of control variables on the order parameter of the economic system under study in various time periods. The obtained results should be used in strategic planning and management of innovative development of investment and construction activities of Russia.

Subject: the deterioration and technical condition of water supply and drainage pipelines in most of Russia’s settlements, the limitation of material resources for their restoration and renovation in conditions of housing and communal services reform, require a scientifically grounded approach to the reconstruction and modernization of these systems [1-4]. To solve these problems, the Government of the Russian Federation approved and introduced normative documents1, 2. According to them, the development of centralized water supply and water disposal systems is carried out only in accordance with the general schemes of these systems3. As part of these schemes, it is necessary to develop an electronic model of a centralized water supply and disposal system for an objective assessment of the impact of activities aimed at optimizing their work [5]. The algorithm for constructing and calibrating the electronic model of the city’s water supply system is the subject of this study. Research objectives: development of a methodology for constructing electronic models and algorithms of calibrations which are applicable to the Russian Zulu software. Materials and methods: for an objective assessment of the impact of long-term measures aimed at improving the operation of the water supply network, as well as the development of the city’s water supply system, we use modeling along with the implementation of an adequate electronic model. The adequacy of the electronic model is achieved via its calibration [6]. The object of the research is the water supply system of Minsk and Salavat in the development of electronic models for realization of their development and reconstruction directions. Results: based on the experience of implementation of a number of water supply systems (Ufa, Irkutsk, Penza, Orenburg, Tyumen, Salavat, Minsk), a methodology for constructing and calibrating electronic models was developed; the algorithms applicable to the Russian Zulu software and necessary for construction of models were also developed. Conclusions: the results of the work are implemented on a number of water supply systems in the cities of Russia and can be recommended for application of information technologies in electronic model realization, the assessment and analysis of the functioning of water supply systems and the optimization of their operation.

At the present stage the particular significance is gained by operational solutions of the problems of engaging in economic turnover of free land as a fundamental investment resource for socio-economic development of country and particular regions. The lack of obvious progress and positive dynamics of the main socio-economic indicators characterizing the growth tendency of living standard of the population and economy predetermines an essential demand in measures for effective use of land potential as a whole and in particular regions. One of the possible options for progressive social and economic development is the need for integration into the active circulation of land as an investment resource, to ensure the continued effective functioning and development facilities as well as the search for new approaches to the formation of the real estate market. With the development of land it makes sense to combine the three concepts: "development", "territory" and "quality". Thus, the qualitative development of the territory is a natural transition of land plots, which are in state, municipal, private or other forms of ownership to more perfect forms providing the ability to meet modern requirements of the market. It is expedient to apply the mechanism of combination of administrative and market ways of regulation of the specified processes to realize public policy objectives of efficient use of land fund. The mechanism for combining the efforts of the state, social and financial sectors of economy will allow to resolve most effectively the issues of ensuring the quality offered by natural and legal entities of the land plots, creating a network of infrastructures by forces of public sector, investor or through the public-private partnership, as well as enhancing the investment attractiveness of the territory. Due to the implementation of these tasks, involvement of land plots in economic circulation is accelerated and intensity of the processes of functioning of the land market increases. It provides the impulse to the development of the industrial complex, the solution of socially significant problems of housing and increase of life quality indicators of the population.

Methodical approaches and procedures of implementation of official provisions of Methodical Recommendations are considered in article. Upon completion of analysis of a number of factors, the authors suggest using the option of assessment of efficiency of application of a new construction material through the application of Methodical Recommendations for Assessment of Efficiency of Investment Projects. As for the assimilation of new materials by building companies engaged in construction operations, the recommendation is to assess the business project efficiency upon introduction of each new construction material, and capital investments are the main indicators of efficiency of construction materials, let alone net discounted profit and the payback period. Upon consideration of a number of conditions that underlie the mathematical and economic model that substantiates decision-making in terms of implementation of innovative projects, the project efficiency can be assessed on the basis of an integrated indicator - maximal return on capital investments. The proposed model also takes account of the payback period, although the efficiency of new construction materials does not take account of any positive social effect of their introduction.

The author of the article argues that the Russian construction industry is in need of an effective management system. The essence of the potential management system is that the management impact, irrespective of its origin, must be recognized by individuals as a deliberate need that will bring them particular economic benefits.
Management of the construction industry as one of the most important constituents of the real economy may turn efficient in the event that it is in control of its production, real property and investment constituents in both, so to say, "horizontal" and "vertical" directions. Investment relations run through principal construction operations and any related activities; therefore, they must be represented in the functional responsibilities of the Ministry of Regional Development that is in control of the construction industry.
The construction market accommodates various legal entities. Most of them are controlled by co-owners whose work is under the control of management partners. It is essential that any economic levers that they possess are not predominant. It is vital for any decisions that they propose to be supported by other co-owners (or their majority). And this is feasible in the event of good business relations between the parties.

Urbanization is one of the main sustainable tendencies of modern development. The contemporary state of real estate structure is characterized by high level of heterogeneity. In general, the consolidated design document of Moscow urban development, reconstruction and other forms of developing city territories doesn’t take into account the main tendencies of social and economic development, change of scales and structure of city production capacities, priorities of national economy development, or demand particularities, traditional and perspective preferences of citizens of different categories. The article focuses on systematization of basics of real estate space-territorial development strategic analysis. The author analyses the essence of analytical methods, their purpose, levels and analysis projections. The article emphasizes the estimation of economic effectiveness and revelation of urban environment development reserves.
