The author discusses the problem of consistency between the existing architectural environment and new architectural planning solutions in the south-western part of the Yerevan city centre. The article is based on the analysis and systematization of spatial planning, architectural, design, historical, and literary sources covering Yerevan and its architecture. Business districts of urban centres are also taken into account. The author analyzes the features of formation and development of the centre of Yerevan and interrelation between planning solutions and concepts at different stages of its master plan development. A detailed analysis of spatial planning solutions applicable to the south-western part of the city center as a territory full of cultural and historical landmarks is provided in the article. This area has the size of dozens of square kilometers, and it is composed of the main urban design dominants, such as the historical nucleus with the ensembles of citywide importance and monuments of the so-called Tamanian period, the Republic square, lake Yerevan, and Paskevich hill.Numerous historical settlements, such as the Urartian fortress, Karmir Blur, Shengavit, Yerevan fortress, old Nork and others are situated here. The area has historical gardens (Dalma, Sardur gardens), beautiful panoramic view sites as the best viewpoints for the visual perception of Ararat mountain, and natural landscapes. The importance of consistency of spatial planning policies of the urban development documentation such as the Master plan of Yerevan is emphasized. The analysis and substantiation of the value of the area is considered. Research-backed proposals are provided in terms of the optimization of architectural planning solutions.

The emphasis of modern critics shifts from discussions on formal issues (stylistics, decorative components, imagery) to the content issues of environment organization, materialized by town-planning actions. The prospects of the destruction of the existing town structure by spontaneous infill construction are quite realistic, which requires not only critical discussion, but also strong opposition to antisocial forces. A city stopped to be a comfortable environment for a human.A number of estimations is put forward, which characterize negative trends in modern city architecture. They represent the object of technical analysis and positive recommendations, which should be regarded a creative mechanism of influence on the practice through the theory. The intensity of social and economic transformations as givenness of modern reality radically changes the mentality, esthetic and space perception of the living environment, opinions on the value interrelation of new and old in building. All these requires heightened positive reasoning and constructive, maybe even tough actions. The danger of losing the face of Russian architecture is also essential. The reason for this is in epidemic copying by native architects, who are fascinated by foreign masterpieces eccentricity.

Historical architectural buildings carry features of different culture layers, it exhibits specific character of places and urban matrix, play leading role in cultural succession of different epochs. Investigation, use and the existence itself of historical objects in the modern city architecture is a factor of national identity formation. Lack of due attention to the problem of historical buildings preservation will have a negative impact on the material and spiritual spheres of human life. That’s why preservation of historical architectural environment of the city is one of the most important tasks of the contemporary society. The authors analyzed technical, law and urban planning aspects of historical buildings’ functioning in the conditions of developing construction in the central city areas and constant increase of structural, economical, hygienic requirements to buildings. The technical state and possibilities of adjusting the buildings-monuments, which have preservation category, and buildings without such status are compared, as well as their role in cohesive architectural environment formation.

Variants of reshaping the objects of the industrial heritage, including the buildings of transport infrastructure located in central districts of historical towns are analyzed in the article. The evolution of the development of depots for maintaining and repairing the locomotives is represented. The uniqueness of the complex of buildings of Nikolaevskaya Railway in Moscow, an integrated historical and architectural ensemble, is noted. At the present moment one of few preserved buildings is a circular depot in the center of Moscow. The loss of this unique specimen of industrial architecture of the middle of 19th century would be an irreplaceable loss for the cultural heritage of the nation. The only way of its rescue from full destruction is its restoration and inclusion in the contemporary life of the city. The method of possible variants of the contemporary usage of historical building-monuments of the industrial heritage is proposed, which secures their safety on the basis of self-repayment. The preferable variants for reshaping the building of circular depot in Moscow are considered on the basis of qualitative criteria. Keeping in mind the location of the depot near railway stations - the sources of the main contingent being in need of short-term rent - the variant of placing a hotel-touristic center in the depot was chosen. This corresponds to the basic direction of the State Program of the City of Moscow for the period of 2012-2016, which provides the development of the hotel chain at the expense of the reconstruction and the creation of the touristic infrastructure. The authors considered in the article the variant of usage of the depot as a multifunctional hotel complex gives the possibility to solve the problem of shortage of two-stars hotels in the center of Moscow and, what is very important, to preserve the monument in an undistorted appearance.
